As a home inspector, electrical problems refer to faulty, outdated, or unsafe electrical systems that pose risks such as fire hazards, electrocution, or system failures. These issues can stem from poor wiring practices, aging components, or improper modifications.
Common Electrical Problems Found in Home Inspections:
- Outdated wiring (e.g., knob-and-tube, aluminum wiring)
- Overloaded circuits (too many devices on one circuit)
- Faulty or missing GFCI/AFCI protection (especially in kitchens, bathrooms, and outdoor areas)
- Exposed or improperly spliced wiring
- Double-tapped breakers (two wires connected to a breaker not designed for it)
- Ungrounded outlets (older two-prong outlets without grounding)
- Breaker panel issues (corrosion, improper labeling, loose connections)
- Improper junction boxes (missing covers, exposed wiring)
Inspectors check for these issues to ensure the home’s electrical system is safe, functional, and up to code, often recommending an evaluation by a licensed electrician if problems are found.
